Which facilities are included in the base rent?

All shared spaces, such as the coworking area, shared kitchen, rooftop, garden, and the use of our digital concierge / community app, and BRINGME parcel services, are included in the base rent. The only exception is the launderette, which operates on a pay-per-use basis. Additionally, high-speed internet is covered by the service charges in your lease agreement. Parking is also available, but may be subject to additional fees depending on availability.

What type of lease agreement do you offer?

A standard ROZ contract is offered. A housing permit of the Municipality of Amsterdam is needed in order to finalise you application for a studio. Find more information here.

Are the apartments and studios furnished or unfurnished?

All studios and apartments at Poppies come unfurnished, allowing you to personalize your space to reflect your style and preferences. While there are no furnished options available, each apartment is designed with quality finishes, including essential elements like curtains, so you can focus on making your new home truly your own.

Are pets allowed?

While we love pets, this property has a no-pet policy in place to maintain a comfortable living environment for everyone. We appreciate your understanding.

Can I smoke in the apartment or in the building?

No, the building is completely non-smoking.

Is it allowed to make changes in my apartment?

It is not allowed to make constructive or structural changes in the apartment, without prior consent of the landlord. Also, it is not allowed to drill in the walls.

Am I allowed to invite friends and family in the shared spaces?

Absolutely! You’re welcome to invite friends and family. However, if you plan to invite more than four people, we kindly ask that you check with the service desk to confirm availability, such as for events like birthday parties. Please keep in mind that you are fully responsible for your guests.

Am I allowed to sublet my apartment, for example on Airbnb?

No, this is not allowed.

What is included in the service charges?

The service charges include, amongst others,  Internet, finishing, caretaker, window washing, cleaning of shared spaces, glass insurance, landscaping, elevator 24/7 service and heating/water/electricity in shared spaces. This is an advance payment and will be settled after each year based on actual usage and consumption.

Is there an additional tax payment that I have to pay to the municipality?

How do I register at the municipality?

Can I rent a parking spot?

Yes, this is possible via our partner PARKBEE.
First come, first serve!

Also, your visitors can also park in the indoor parking lot via PARKBEE.

How much is the deposit I need to pay?

The deposit is 2x your monthly base rent, to be paid in advance of your leasing. After moving out this will be transferred back to you within 14 days, deducting any outstanding amounts.

What do you do to prevent housing discrimination?

In allocating our homes, we follow well-established and reliable procedures designed to prevent housing discrimination. We strive to ensure that no unwarranted distinctions are made between potential tenants during the rental process. To support this, we train our staff on appropriate and inappropriate selection criteria.

What documents do you need in order to proceed with my application?

To process your application, please provide the following documents based on your employment situation:

  • General Requirements:
    • A valid identification document (copy of ID or passport).
    • The three most recent payslips (salary slips).
  • If you are Employed (with a contract):
    • Indefinite Contract:
      • A copy of your employment contract.
    • Temporary Contract:
      • A copy of your employment contract.
      • An employer statement.
  • If you are Self-Employed:
    • A one-year enrolment certificate from the Chamber of Commerce (Kamer van Koophandel).
    • An annual statement (jaaropgave).
  • If you have a Second Occupant:
    • Required documents similar to those of the main occupant, including proof of employment and identification.
  • Additional Requirement:
    • A housing permit from the Municipality of Amsterdam, issued no more than 2 months prior to your application.
